10 tips for better fundraising

Use these 10 tips to catapult you fund raising efforts and raise more funds.


1. Examine you database of supporters. How likely are they to help you out? Don't assume that folks will keep helping you out because they have done so in the past. Remember that people will donate only with a good strategy.


2. Who is your target audience? You can expect about 25 -20% of your database to contribute. But... are they interested are they in your project and how committed are they? Can they contribute from their own funds?


3. When is the best time to ask for donations? Timing is crucial in fundraising.


4. How will you word your request for help? Look at other people’s efforts and find out what has worked in the past.


5. Energy and enthusiasm make the difference. Try to get volunteers with the time and energy to put into the project.


6. How much money do you want to raise? Have a clear amount of how much you want or need, then you can better guestimate the effort required to raise funds to that amount.


7. Determine the amount you will ask each individual for. This is a great way to get the answer to the really important question..... "is what I am providing worth the price I am asking for?" If the answer is no then your funds will not be boosted this time.


8. Examine your intangible assets. This is things like, do you have anyone who has great experience in raising funds? What are the fundraising activities that have impressed you in the past, and can you emulate them? Go through a list of these with the people in your project.


9. Keep the faith. Fundraising can be soul destroying so make sure you have taken steps to motivate your helpers by telling them the reason for the fundraising. Remind them of the good they are doing and why you need to raise the money.


10. Keep on keeping on. Don't give up. In order to achieve the best results possible, you as an active member of the team, must keep your spirits up and striving for more cash. It's the only way to rasie as much cash as possible.

The art science and grace of attracting prosperity

Attracting prosperity is part art, part science, and part grace. A prosperous business must not only accommodate but support life in all its complexity. A thriving business requires and provides resilience and continuity.


How do you go about building a thriving career or prosperous business? Here are some of the things I've learned and that I credit with supporting my own process of attracting prosperity.


1. Recognize that life happens. There will be ups and downs in your personal life and ups and downs in business. When you can accept these ebbs and flows of attention, energy, and focus, you will better be able to adjust to changing conditions both in your heart and in your environment.


2. Cultivate systems, practices, and networks that provide continuity. For example, my newsletter, blog and websites are ongoing and reliable means of staying in touch with a meaningful network in good times and in bad.


3. Pay attention to transitions. When change is happening, it can be easy to get caught up in reactionary thoughts and feelings that can muddy your thinking and make complex situations chaotic. Learning to detach and observe your reactions, thoughts, and fears will help you keep a steadier course without being rigid.


4. Learn to notice when things are expanding and when they are contracting, and choose your strategies accordingly.


5. Learn to regard mistakes as stepping stones to mastery. Avoid wasting time in needless guilt and defensiveness. Seize the opportunity to correct your error and move on.


6. Listen to your clients and customers. Identify those who get the most benefit from working with you with the least effort on your part. This is not laziness. This is learning to operate from the sweet spot – that place in which you add the most value by working from your strengths.


7. Rigorously address personal issues that inhibit success. This could mean seeing a therapist, paying off old debts, or starting an exercise program.


8. Learn to listen. Listen for guidance from Spirit, from your heart, from your environment, from colleagues, from clients.


9. Raise your standards regularly both for your own performance and for the caliber of client or customer that you attract.


10. Periodically update and refocus your business plan, including income, expense, and investment plans. Keep it simple. Distill your plans into a sentence or two that summarizes your goals and strategies so that you always know where you are going.


In our own lives, we are in many respects both flower and gardener. If we are to attract prosperity, we must make wise choices, keeping the source of our well being in clear view. While we cannot control all of the conditions and challenges in and around our lives, we can keep our own brightness aligned with its source. When we do so, we attract prosperity, knowing our purpose and thriving in its pursuit.

How to get a short term loan

Every now and then money can get a little tight in between paydays. You do work, and the money is coming, its just that payday is a week away. Something has come up and you are in need of some cash - but only till payday. This is where it could be real handy to get a short-term loan. Here is what you need to know about getting one for your needs.


Short-term loans also go by a number of other names, such as payday loans, cash advance, fast cash, and a few more. These loans enable you to get the cash you need in a very short time - sometimes in about an hour, but some places will take up to 24 hours.


All you need in order to get your short-term loan is being employed at the same place more than three months. In addition, you will need to make more than $1,000 each month. They will ask for the name and phone number of your employer, and may call for verification. In some cases, you may need to fax copies of some of your recent pay stubs to them as proof of your income. A bank statement may also be needed, too.

Not paying it will quickly get you into trouble and banned from future payday loans.


Be aware that these payday loans can have quite a high interest rate. This can range anywhere from about 15 all the way up to 30%. At this rate, you will want to shop around some so that you can find a good one. One nice thing that you will also want to look around for is that a number of payday loan providers will let you have the first one interest free.


Some payday loan lenders also have some differences in how long you will be given to pay the loan back, too. This is a newer feature, and not many do it yet. Some, though, will allow you to pay it back in three or four payments - instead of all at once. Because of the high amount of competition between the lenders, new features are slowly being added to make their loan product more desirable. By shopping around, you may be able to find even better deals.

The top five things to consider before you apply for that credit card

Credit cards are now fast becoming the best way to pay. Although some merchants and establishments have yet to install credit card machines in their stores, a good majority of department stores and major outlets take plastic. There are several advantages associated with carrying credit cards. You can make emergency purchases easily, as you do not have to look for a working ATM if you suddenly run out of cash at the last minute. You do not need to carry large amounts of cash in your wallet, which can be dangerous if you are traveling abroad and do not have means to access your bank account.


A credit card, however, will also have its disadvantages. It can encourage rather than discourage spending, as it offers the illusion that no money is being spent at all. Although you are not obligated to pay the full amount that you owe the credit card company, what money you have yet to pay will be slapped with a high interest rate, further increasing your debts in the next billing cycle.


If you want to apply for a credit card and enjoy its advantages, take note of the following tips before you consider any credit card offers.


1. Study your spending habits. If you can, have a copy of your bank account printed out. Do you spend more than you earn? If you appear to be living beyond your means on a cash basis, then you may milk your pockets dry if you have a credit card.


2. Take a good look at your bank account and your total savings. Can you pay your credit card bills when the time comes to pay, and in full, at that? A common practice used by wise spenders is to look at ninety-percent of one’s savings, and then divide that amount by twelve, corresponding to the twelve months in the one year that you will be holding the credit card. They then use the allocated amount each month as the benchmark, or the maximum that they can spend using the credit card.


3. Are you applying for a credit card because you want to spend conveniently, or because you are after incentives associated with the card? Some credit cards offer incentives such as gift certificates, cash back guarantees on about one percent of total purchases, and point awarding systems that can translate into frequent flier miles. You may be forced into spending more using your credit card only to get these rewards. You may save more by saving money instead of using your credit card.


4. For how long do you intend to hold the credit card? Many credit card companies charge high annual fees after the first year of use, and these fees can make a dent on your savings. Be sure that you have enough savings to pay, and that you are earning enough money to replace any losses you may incur due to spending using your credit card.


5. How do you intend to pay for your credit card bills? Some credit card companies can arrange for an automatic debit from your savings account, although this can be inconvenient if you suddenly discover that purchases that you did not make are being credited to your account. The paperwork to return your money to you can be complicated. Moreover, credit card theft of less than five thousand dollars is usually not investigated, so you have to be prepared to take a lot of financial risks.


Although they seem to be fraught with disadvantages, credit cards can actually help you manage your finances better. As long as you know how to spend wisely and not abuse your credit cards, you can enjoy the advantages that they can offer.

Make life a little easier setting a budget and sticking with it

Where does the idea of sitting down a coming up with a personal budget rank on your list of “things I can’t wait to do”? If you’re like most people, it’s probably somewhere between jabbing a fork in your ear and getting a root canal. Can’t say we blame you, devising a budget for yourself is definitely not the most stimulating activity in the world. But for financial well-being, it’s an absolute must. It needn’t be too painful though. With today’s technology, budget-making is pretty much a snap. Just remember, the goal of creating a personal budget is threefold: 1) to list your expenses, 2) to set future goals, and 3) to cut costs to meet your goals.


Where does your money go?


The first part is always the hardest when it comes to starting a budget. You need to find out where your money is going on a monthly basis. You could dig into bank statements, credit card receipts and check ledgers, then hand write every expense you come across on a sheet of paper. That’s one way to go. The other, simpler way is to use the amazingly intuitive personal finance software that’s available today.


Programs like Quicken and Microsoft Money were built to help you track your budget. Simply input your expenditures, divide them into categories (e. g., auto, food, clothing) and subcategories (e. g., fuel, dining out, shoes) and boom—the program will spit out a detailed report of your monthly income and expenditures.


An even easier way to track your budget is through online banking. Most banks offer a service where you can download past account activity and plug it directly into a finance program. It some cases, it’ll even categorize your spending for you. How easy is that?


What are your goals?


Thanks to your software program, you’ve just discovered how much per month you drop on those gourmet coffee drinks you love so much, great. But now what? Now you need to set some goals for yourself.


Don’t be shocked if your report says you’re spending more than you earn. It seems unfathomable, but Labor Department statistics show that many families who make less than $50,000 are spending a bit more than that annually. If you’re one of them, it’s time to slash your spending. Even if you’re not in that boat, there are still probably a few expenditures you can do without.


As a general rule, you should reduce your spending to 90 percent of what you bring in. The rest of that money should go into savings and/or investments.


Slash and Burn


Upon further review of your budget, some cost-cutting measures will become painfully obvious. Eating out and other entertainment costs will probably stick out the most. Expensive clothing might be another. Search for those small, trivial costs that you can do without and eliminate them. You won’t miss them.


While the little things can kill, there are also bigger costs you can probably reduce. Take a deep, long look at your lifestyle. Is your car a little too luxurious for your pay scale? Are you dining at five-star restaurants a little too often? Are weekend getaways becoming routine? If so, cut back. It may not be pleasant, but it’s necessary.


Finally, take a look at things like your bills and taxes. If the mortgage you’re currently paying is two or more percent higher than what’s available, look into refinancing. When it comes to filing your tax return, make sure you’re maximizing reductions.

How to solve banking disputes

If you believe your bank has made a mistake or you are having a dispute with them, it might seem like you will never get the problem sorted. Although solving banking disputes can be tricky, if you follow the right course of action then you can solve banking disputes fairly and without developing a bad relationship with your bank.


What disputes?


There are a number of issues that can arise that might cause a dispute with your bank. Perhaps you are sure that you did not make a payment on your account, or you believe your bank has incorrectly charged you a penalty fee. Your bank could even have calculated your balance wrong or wrongly removed money from your account. Whatever the problem, you need to remain calm about the situation and follow certain procedures.


Get things in writing


If you have a problem with your bank or they have a problem with you, then make sure you get all procedures and reasons for them in writing. If you bank does not write to you, then write a letter to them explaining the problem. Getting things in writing can often help to iron out misunderstandings and set the ground for mediation.


Read the small print


If you have a dispute with your bank, then make sure you read all of your policies in detail before protesting. It may be that your bank is within its rights or is correct in the procedure it has carried out. Make sure that you have a case before beginning to query something.


Don't be aggressive


If you are aggressive, threatening or abusive towards your bank or members of its staff then no matter how right you are they are not likely to listen. If you have tried negotiating with your bank and you are still unhappy, then seek advice from an independent financial advisor or banking disputes company. Although most disputes are simply sorted out with a letter or phone call, some are more complex and may take time to reach an agreement. If you are patient and have evidence to support your claim, then you are likely to get the decision you want.

What are bridging loans

Bridging loans have come into their own as a form of finance for the enterprising and shrewd borrower. The bridging market has grown exponentially over the last few years and is now estimated to be worth over Ј2.5 billion and growing at 25% per year. Although it still has a role to assist borrowers release cash quickly it is increasingly being used to help property developers and investors.


As well as traditional uses for bridging loans, such as residential property, there are lenders who will fund semi-commercial and full commercial properties. This is despite commercial property being perceived as having an increased risk factor. Although the risk has not diminished , the demand for this type of borrowing has forced lenders to respond. This demand is fueled by the growth in interest in commercial property by professional investors, and the rising incidence of businesses getting into financial difficulties, thus needing to raise capital quickly.


Because bridging lenders take a flexible approach to clients with bad credit they will not usually require a credit check, however they will always need to be satisfied that the property being offered as security is suitable.


There have been a multitude of new entrants to the bridging market which has forced some of the more established lenders to re-shape their lending policies. The old, tarnished image has been eroded with new dynamic lenders who are willing to utilize the latest IT advances and employ the highest levels of customer care taking their place.


At the core of all bridging loans is the ratio of the loan amount compared to the value of the asset, usually referred to as the Loan to Value(LTV) and this is the single most important criteria when a lender considers a proposal for finance. This is partly why brokers are used for the majority of bridging loans. A broker will know which bridging lenders will require a credit check and which will consider applications from clients with bad credit histories, this means that a broker should be able to help find the right type of funding.


Some of the more common uses of bridging finance include:


Auctions:


If a person buys a property at auction they have to complete the purchase within 28 days. Using a mainstream lender it would be almost impossible to organize drawdown of funds in time, however bridging loans can easily be arranged in this time frame.


Buying Property at Undervalue:


Approaching a mainstream lender with a proposal to purchase a property at under value is pointless as they will only consider the purchase price. However bridging loans can be raised against the value of the property and not the purchase price. This means that theoretically it is possible to purchase a property at discount without putting any money into the deal.


Debt Relief:


Business people often get into financial difficulties due to cash-flow problems. These can be a result of trading problems or even unexpected tax demands, where there is equity in a freehold property bridging loans are an ideal solution.


Currently there is no Code of Practice, or indeed any self-regulating body to govern the activities of bridging lenders, although there have been several attempts to form one. The Council of Mortgage Lenders (CML) will accept bridging finance lenders as members, as will the National Association of Commercial Finance Brokers (NACFB) but neither organisation is geared to examine the specifics of bridging loans. Where the loan is required to assist with the purchase of a family home the Financial Services Authority (FSA) have very strict controls over who can lend money and under what terms.


Just like a conventional mortgage, bridging loans carry some serious legal consequences should a borrower not make payments, or fail to clear the loan at the agreed time. One clause to be on the look out for is one which entitles the lender to charge excessive penalty interest if any payments are late, although most will make a charge, it should be reasonable. It is also important to make sure you fully understand the implications of redeeming the loan early.


Most bridging lenders are now well organized, customer focused organizations, the on-going threat of increased regulation has seen the death of some of the unsavory business practices which means that bridging loans should continue to be a valuable tool.

Why are stock funds riskier than bond funds

One bit of conventional investing wisdom is that stock mutual funds have much more risk than bond funds. In this article we take a look at how stocks and bonds will have differing risks. We will also look at how much we should invest in stock funds vs bond funds.


Stock represent a partial ownership in a business. But bonds are set up more like a loan to that business. Upon examining a typical bond issue, if you ignore the risk that the issuing company might go bankrupt at some point, you find that you know precisely how much money you will receive back and when you will receive it. Take this case as an example, if you bought a bond with a 6% yield on that bond, it will probably be paid as a 3% dividend every twice a year. If you hold that bond issue to its final maturity, you will receive the face value of the bond back, say $10000. The key thing to note is that you would have to hold it 20 or 30 years to receive all your money back.


But, as we all know, there is always some risk that you will not be able to hold the bond to its final maturity date. In that case, you can always sell it on the open bond market, but if prevailing interest rates have risen, you will receive somewhat less than face value of the bond in the open market. Of course, if you were fortunate or smart enough to hold a bond while interest rates go down, you could actually receive more than face value for your bond.


There is one other risk that many investors are unaware of. It comes into play with a "callable" bond. In this case, the company issuing the bond has the right to redeem, or call, that bond before its final maturity. A company may want to call a bond if interest rates had fallen, so they could then reissue the bond at the lower market interest rate.


With that as background, we can see that stocks are riskier than bonds because bonds will have a fairly certain cash flow for the bondholder, while the company's common stock will have anything but a certain cash flow. But the other side of that coin is that a stock has the potential to appreciate greatly in value. For example, if a stock were to appreciate 10% a year, in 30 years it will be worth more than 8 times its original value.


One key thing to note about bonds in individual portfolios. Most people don't hold individual bonds in their investment portfolio. They are more likely to have bond mutual funds. This is often the case in retirement portfolios like IRAs and 401ks. But bond funds behave quite a bit differently than individual bonds, since they don't have a final maturity. The difference is so great that the conventional wisdom that stocks are riskier than bonds may no longer be true.


So all this begs the question, how much of your portfolio should you invest in stock funds vs bond funds...
